TERMS AND INFORMATION FOR GUESTS

Check-In: from 4pm - 6pm. Later arrivals can often be accommodated but please discuss this when making your reservation. 

You will have access to your room at all times but are requested to vacate by 10.15 each morning if room servicing is required.

Check-Out: by 10am on the day of your departure

Parking: is off road and free.  Bicycles can be stored under cover

No Smoking Policy:  No smoking in the house, garden or farmyard/building

Children: We do not accommodate babies or children under 12yrs.  Older children are charged as adults

Pets: We have one resident dog but we cannot accommodate visitors pets

Access Statement (A full copy of our access statement can be emailed to you upon request):  The bedrooms are on the first floor and have low beams and doorways.  Access to the house is via our working farmyard and, for this reason, the property is not suitable for children.

Booking Terms and Conditions

Until we receive confirmation of a booking, the dates will continue to be 'available' on our vacancies charts

Deposits: A deposit (UK cheque or UK bank transfer) will normally be requested to secure your reservation. Where this is not possible (eg oversees visitors) we will ask you for emailed assurance that our cancellation policy has been read and accepted.

Final Payment: Will be requested at the time of your stay, either by cheque or in cash.  We are unable to process card payments

Cancellations:  Deposits up to the value of the first night of your stay are non refundable.  Any other advance payment which has been made in addition to the standard deposit will be fully refundable (less any administration costs) providing sufficient notice of cancellation has been given (see below)
We will always try to re-let accommodation. However, if you have not informed us at least 5 days before the start date of your reservation of your intention to cancel, any nights which remain unlet may be charged in full.

If circumstances beyond our control force us to cancel a reservation all advance payments will be refunded, with no further liability on our part.

Your reservation of a room is taken as your acceptance of the above terms and conditions
